OPTION TWO:
If your family makes a monetary donation to either Mommies Enduring Neonatal Death (M.E.N.D.) we will credit an amount equal to your donation, up to $1,000, towards the purchase price of your new home from Garabedian Properties. The person(s) making the donation will be eligible for any tax benefits as the donor. The donations must be made by presentation of the donation proceeds to Garabedian Properties, made out in the name of the desired charity. We will forward the donation to the applicable charity and your donation will be acknowledged by the charity upon its processing. Upon acknowledgement and documentation, we will issue a credit towards your new Garabedian Properties Home.
In lieu of M.E.N.D., you may make a donation to Journey Learning Center which is specialty center that helps children overcome Autism. Please contact our office for details on this Autism charity. |

OPTION THREE:
Make a donation to a preapproved charity of up to $10,000 (or more) and that charity will give you a coupon that will give you a credit equal to your donation up to $10,000 off any of our existing homes or sites. Discount is off the offering price and certificate must be presented upon initial project meeting or contract presentation. These certificates are transferable and do have expiration dates as noted on the certificates. Please refer to the certificate for complete details and restrictions.
This option may ONLY be applied towards existing homes and sites from our inventory of properties. |
Other Details
All donations must be made and documented before a contract to purchase has been executed, title transfer of home and/or final inspection by the applicable city. Donations must be made by the person(s) in the contractual relationship with Garabedian Properties. You may participate in all of the Options of the programs on the home you purchase from Garabedian Properties. Credits will be applied to final settlement of account and may not be used for change orders or payment of any outstanding invoices or amounts due. Upon final settlement the applicable credit will be recognized on the HUD statement at title transfer or as a credit towards the final draw on a Mechanics Lien agreement. All credits will be a reduction in the sales price of the home and any related factors will be adjusted accordingly (real estate commissions, etc...)
This program, credits, refunds and proceeds are not transferable (Option 3 is transferable) and may not be accrued or banked towards future purchases. Only families, buyers, and/or persons in a contractual relationship with Garabedian Properties are eligible. Sorry this program is only available towards the purchase of a new home, other projects, purchases of lots, commercial projects, development projects and remodels and additions do not qualify. Any donations accrued or realized before a contractual relationship is established will not be eligible. Once your home has been finalized and delivered and all accounts have been settled you may not receive a retro-active credit. This program may be suspended, canceled, modified or changed at any time, without notice. Disputes or conflicts will be decided by Garabedian Properties.
